eXp Realty Revenue Share is like Broker Income!

The eXp revenue share model is one of the 3 different ways that real estate agents at eXp can earn income with their real estate license. The eXp model provides agents with:

The eXp revenue share model is a way for real estate agents to earn income like they are a real estate brokerage owner by simply attracting other agents to join eXp and earning a portion of the commissions that they are splitting with the company without any of the risks and headaches of actually owning a real estate brokerage such as:

  • Legal liability
  • Geographic limitations
  • Agent supervision responsibilities
  • Overhead expenses

At eXp, real estate agents and brokers can simply refer other agents to join eXp and when that agent signs up to eXp, they will name you as their “eXp sponsor“. Every time that an agent that you have sponsored to eXp sells a house, you will earn a percentage of the commission split that they are paying to eXp as “revenue share” for simply introducing them to join eXp. You will continue earning revenue share on those transactions up until an agent has “capped” at eXp in which case the revenue share you have earned from them has also capped for that year and will reset the following year.

At eXp, you are allowed to sponsor as many agents as possible with no limits to how many agents you can introduce to join the company and earn revenue share from.

The eXp revenue share model is also a 7 tiered program where agents that you have personally sponsored can also sponsor agents of their own, and when they do so, those agents will fall in your revenue share organization 1 tier removed from the agent that sponsored them. Here is an example:

Let’s say that you sponsored agent “Sally” to join eXp. When Sally joins eXp, she will name you as her sponsor and go on your “tier 1” in your revenue share organization. Whenever Sally sells a house before her cap, you will get paid revenue share.

Sally has the same opportunity that you do as an eXp agent to sponsor agents to join eXp herself. When Sally sponsors an agent, “John”, he will name Sally as his sponsor at eXp and will be a “tier 1” agent for Sally.

Because you sponsored Sally, John will now be on your “tier 2” in your revenue share organization, one tier removed from Sally who is on your tier 1. When John sells a house, both you and Sally will receive revenue share.

This will go on for up to 7 tiers removed from you, which means that you can earn revenue share from agents that are 7 tiers removed from you personally in your revenue share organization.

How eXp Revenue Share Works

Now that you have a basic understanding of how eXp revenue share works, I wanted to take some time here to explain how the revenue share is actually paid out from eXp and how a typical transaction will break down in terms of the disbursement of money for the agent, eXp, and you the sponsor.

eXp’s sales model has an 80/20 split and a $16,000 cap. This means that the agents at eXp keep 80% of their commissions and pay 20% to eXp until they have paid $16,000 in 20% splits. Once they have paid $16,000, they are capped for the year and on the remainder of the closings they have for the rest of the year, they keep 100% of their commissions and only pay eXp a $250 transaction fee regardless of the size of the transaction.

We believe that an important thing to note about the eXp revenue share model is the fact that revenue share is paid from eXp’s company dollar and not out of the agent’s commission. The agent keeps their FULL 80% on all transactions before capping and do NOT have to pay their sponsor any additional splits or fees.

So how exactly does eXp revenue share work and how do the numbers break down on a typical “pre-cap” closing? Here is an example:

Revenue Share Example – Tier 1

Let’s say for instance that an agent named Jim at eXp sponsored an agent named Susan to join eXp. When Susan joins eXp, she will name Jim as her sponsor. What happens if Susan closes a transaction that generates a $10,000 gross commission income (GCI)?

  • Susan is on an 80/20 split so she keeps 80% of the total $10,000 – $8,000 to Susan
  • eXp receives 20% of the total $10,000 – $2,000 to eXp
  • Jim will receive 3.5% of the total $10,000 as his revenue share payment – $350 to Jim
  • Jim’s $350 revenue share is paid directly from eXp’s company dollar of $2,000 NOT from Susan’s $8,000.

Jim will continue receiving revenue share from Susan’s closings up until she has capped at eXp in which case Jim will have earned a total of $2,800 from Susan’s production. This is a typical example of what would happen for agents that you sponsored o your tier 1. In this next example, we will explain what it looks like when an agent you sponsor has sponsored an agent of their own.

eXp Revenue Share Example – Tier 2

  • If an agent that you personally sponsor attracts and sponsors an agent of their own, that agent will go on your second tier and when they close a transaction, both you and their direct sponsor will get paid revenue share.
  • An agent on your second tier closes a transaction and generates a $10,000 GCI
  • The agent keeps 80% of the GCI (80%*$10,000 = $8,000)
  • eXp keeps 20% of the GCI (20%*$10,000 = $2,000)
  • Because this agent is on your second tier, you can earn up to 4% of the GCI for every transaction that a tier 2 agent closes. In this scenario that is 4% of $10,000 (4%*$10,000 = $400).
  • The agent that personally sponsored this agent to the company would receive 3.5% of the GCI on this transaction similarly to example 1 because this agent is on their tier 1 of compensation.
  • You receive $400 from this agent’s closing
  • The agent who directly sponsored them receive $350 from this closing

This pattern will continue will 7 tiers of agents. As you may have noticed, the percentage of GCI you earn as revenue share from your agents’ closings vary from tier to tier and the total capping amount you can earn per year per agent in revenue share also varies tier to tier. Here is a breakdown of the revenue share percentages and capping annual amount you can earn per agent for each tier.

Revenue Share Percentages for Tiers 1-7:

  • Tier 1: 3.5% Exponential share
  • Tier 2: 3.8% Exponential share, 0.2% Expansion share
  • Tier 3: 2.4% Exponential share, 0.1% Expansion share
  • Tier 4: 1.4% Exponential share, 0.1% Expansion share
  • Tier 5: 0.9% Exponential share, 0.1% Expansion share
  • Tier 6: 2.0% Exponential share, 0.5% Expansion share
  • Tier 7: 4.5% Exponential share, 0.5% Expansion share

Introducing eXp Revenue share 2.0! eXp revenue share 2.0 is a series of 4 MAJOR enhancements made to the eXp revenue share model that allows agents at eXp to earn MORE revenue share from their agents’ production and earn revenue share FASTER!

These enhancements are implemented to not only incentivize more agents to take advantage of the (we believe) life changing eXp revenue share model, but also encourage active revenue share builders to deliver more value to the agents already in their revenue share organizations.

The 4 Major Enhancements to eXp Revenue Share

There are 4 MAJOR changes to the eXp revenue share model through the revenue share 2.0 program. These 4 changes/improvements are:

  1. Introduction of the Revenue Share Pool
  2. FLQA Requirement Reduction
  3. Fast Start Attraction Bonus
  4. Pay Now” Revenue Share

1. Introduction of the Revenue Share Pool

The first of 4 improvements to the eXp revenue share model is the introduction of the revenue share pool. The revenue share pool is to ensure the transparent calculation and pay out of revenue share based on the production of agents in your eXp revenue share organization.

The revenue share pool guarantees that 50% of ALL company retained revenue from the splits of agents’ closings will be paid out as revenue share to the agents’ upline sponsors. This is to ensure that agents receiving revenue share at eXp can expect to be paid revenue share as long as their agents are closing transactions.

One of the major attributes of the eXp revenue share model we believe is the fact that eXp shares REVENUE to the agents and NOT PROFIT. This means that the revenue share calculations have nothing to do with the profitability or expenses of the company eXp itself, and is guaranteed to be paid out to the agents. Whereas other similar models share profit, which is calculated after expenses are taken into account, at eXp agents are guaranteed to earn revenue share as long as they have sponsored agents to their revenue share organizations who are actually producing sales.

2. FLQA Requirement Reduction

The second and in my opinion most crucial and beneficial of the 4 new enhancements of the eXp revenue share model is the FLQA requirement reduction.

Previously at eXp, in order to earn the “full” revenue share amount, also known as the “exponential revenue share” (check the section above for percentages), agents must have personally sponsored a certain amount of “Front Line Qualifying Agents”.

A “Front Line Qualifying Agent” is an agent who you personally sponsored to eXp on your tier 1 who has closed at least $5,000 in GCI or at least 2 transactions in the previous 6 month window. This means that agents who want to earn the full exponential revenue share percentages from the production of their agents in tiers 2-7 must actively sponsor producing agents themselves on their tier 1.

The previous “FLQA” requirements to unlock the full revenue share earning potential in each tier are:

  • Tier 1: 0
  • Tier 2: 5 FLQAs
  • Tier 3: 10 FLQAs
  • Tier 4: 15 FLQAs
  • Tier 5: 20 FLQAs
  • Tier 6: 25 FLQAs
  • Tier 7: 30 FLQAs

This means that previously, agents would need to have at least 5 agents that they personally sponsored on their tier 1 who are closing at least 2 deals or $5,000 in GCI every 6 months to earn the full “exponential share” amount for the production of agents in their tier two, 10 FLQAs to unlock the full “exponential share” amount for the production of agents in their tier three, 15 FLQAs to unlock the full “exponential share” amount for the production of agents in their tier four, etc.

New Reduced FLQA Requirements (RIGHT) vs Current FLQA Requirements (LEFT)

These FLQA requirements have now been DRASTICALLY reduced with eXp revenue share 2.0 including a complete removal of any FLQA requirement for unlocking the full revenue share earning potential for agents in your tiers 1-3!

The current eXp Revenue Share 2.0 “FLQA” requirements to unlock the full revenue share earning potential in each tier looks like this:

  • Tier 1: 0
  • Tier 2: 0
  • Tier 3: 0
  • Tier 4: 5 FLQAs
  • Tier 5: 10 FLQAs
  • Tier 6: 15 FLQAs
  • Tier 7: 30 FLQAs

As you can see, the number of “FLQAs” that you need to sponsor to eXp are now drastically reduced for tiers 4-6 and completely removed for tiers 1-3!

Let’s dive into how it works with some example scenarios comparing what your revenue share would have looked like before the eXp revenue share 2.0 change and after if you had 4 FLQAs (4 agents personally sponsored who close at least 2 deals or $5,000 every 6 months):

eXp Revenue Share 2.0 Example 1:
Imagine you have four Front Line Qualifying Agents. If an agent on your tier 2
closes a transaction that generated a $10,000 GCI you would have earned $20 (0.2% x $10,000) with the previous FLQA requirements.

Now, with eXp’s new Revenue Share 2.0 model, that same scenario will earn you a substantial $400 (4% x $10,000)!

Tier 2 transactions now offer you over 20 times more in revenue share payouts!

eXp Revenue Share 2.0 Example 2:
Now, let’s look at what happens if an agent in your tier 3 closes a $10,000 GCI transaction if you only have 9 FLQAs. Previously, in this scenario, a tier 3 transaction with 9 FLQA earned you $10 (0.1% x $10,000).

Now, with eXp’s new Revenue Share 2.0 model, that same scenario will earn you a substantial $250 (2.5% x $10,000)!

Tier 3 transactions now offer you over 25 times more in revenue share payouts!

As you can probably see by now, the new reduced FLQA requirements in the new eXp revenue share 2.0 model can drastically increase your revenue share earning potential for agents in your tiers 2-6, incentivizing you to not only attract more agents, but also help them attract producing agents of their own!

3. Fast Start Attraction Bonus

The third enhancement of the eXp revenue share 2.0 model is the Fast Start Attraction Bonus which increases the revenue share percentage that you can earn from agents that you personally sponsor in your tier 1 during their first year at eXp.

Currently, you can earn 3.5% of the GCI on all “pre-cap” transactions for agents that you personally sponsor on your tier 1 all the way up to $2,800 per year per agent when a specific agent caps. With the new fast start attraction bonus, you can now earn 5% of the GCI on all “pre-cap” transactions for agents that you personally sponsor on your tier 1 all the way up to $4,000 per agent during their FIRST YEAR as an eXp agent!

Here is a breakdown of an example of the change that you can see with the fast start attraction bonus through eXp’s revenue share 2.0 model:

Using our previous examples. If an agent you personally sponsored to eXp closes a $10,000 GCI transaction, you as their sponsor would earn $350 of revenue share (3.5% of $10,000).

Now with the new fast start attraction bonus, granted that this agent you personally sponsored is still within their first year of joining eXp, you will earn $500 of revenue share (5% of $10,000) on a $10,000 GCI transaction!

This new initiative of the eXp revenue share 2.0 model incentives agents to help their personally sponsored front line tier 1 agents get started on their production success quicker rather than later.

4. “Pay Now” Revenue Share

The last of the 4 enhancements to the eXp revenue share model is what is called “pay now” revenue share. In the past, revenue share is paid out to agents on the 22nd of every month and is paid out as an accumulated amount from the revenue share earned from all agents’ production from the previous month.

Now with the new “pay now” revenue share option, agents can choose to receive their revenue share check anytime as quickly as the day of the closing of a transaction! This means that at any point, an agent can choose to get paid their revenue share that they have earned so far from the production of the agents in their revenue share group immediately instead of waiting for their revenue share to accumulate and be paid out on the 22nd of the month!

This is a huge improvement to the eXp revenue share model, especially for those agents who are in need of excess capital for marketing or expense payment. With the eXp Revenue Share “pay now” option, agents earning revenue share can access their revenue share check anytime they want to!
